was organized October 14, 1994, by principals, Ann D. Hanson
and Rita A. Blackmon, as a professional real estate management
firm with offices in Raleigh and Charlotte, North Carolina.
EPM specializes in providing professional management services
to Owners of government-assisted and conventional multi-family
housing.

STATEMENT
Excel Property Management is dedicated to providing the highest
caliber of property management services to Owners, Agencies
and Residents by utilizing the experience and skills of our
highly trained staff, enhancing the quality of the programs
while protecting the physical assets and affording a congenial
and steadfast environment for all employees.
By
combining sound business practices with over 100 years of experience,
the Owners and staff of Excel Property Management, Inc., have
built a reputation of excellence in the field of property management.
Effective management of multi-family housing in today's environment
requires a delicate balance between the needs and desires of
the residents; the goals and objectives of the Owner; the regulations
imposed by the government agency; the requirements of the syndicator
and the necessity that ethical business practices be followed.
EPM achieves this objective with a staff of experienced and
knowledgeable personnel willing to devote the attention to detail
required for success in this business.
Excel
Property Management, Inc. is an entirely woman-owned business,
which is unique in the property management industry. EPM places
special emphasis on equal employment opportunity and takes a
progressive approach to its personnel policies.
The
experience of EPM's key staff is extensive and diverse. It includes
management of government assisted, conventional and Low Income
Housing Tax Credit (LIHTC) properties ranging in size from 5
to 454 units in 13 states. The key staff of EPM had worked with
each other in a professional capacity for an average of 11 years
prior to the founding of the Company. The cooperation and trust
among employees, as well as our vested interest in the success
and growth of the Company, ensure a high level of dedication,
initiative, quality and responsibility.

reflected in the high quality service provided to the Owners

is the belief of the Owners and staff of Excel Property Management,
Inc. (EPM) that every individual has the right to affordable,
decent, safe and sanitary housing. To this end, we strive as
a Company to assist in meeting that basic need for all applicants
and residents. The Owners of EPM have dedicated their entire
property management careers to the area of affordable housing.
We
recognize and fully believe that our employees and residents
are our greatest assets. Our business is that of managing people
as well as real estate. All employees are knowledgeable of fair
housing laws and the requirements of government agencies as
they relate to equal housing opportunities. Each employee is
required to follow all fair housing laws to the full letter
and spirit of the law. The management and maintenance of affordable
housing demands the same degree of professionalism and high
standards as in any other housing. The management style of Excel
Property Management, Inc. is a hands-on approach with open lines
of communication with Owners, employees, residents, agencies
and syndicators.
